Mortgage Pre-Approval
A pre-qualification is based on the financial information that you give to me through a conversation, email and fax. At this point nothing is verified and I am basing the estimated sales price and loan amount on your estimates. The big concept with pre-qualification is that none of the financial information has been verified for accuracy.
A pre-approval is given when I have received proof of income, assets, have pulled a credit report detailing all three credit reporting agencies combined information and, at a minimum, had your information run through the automated underwriting system to obtain an approval (subject to things like an appraisal and preliminary title report). The major difference from the pre-qualification is that the information has been verified and we have an approval from underwriting.
