Mortgage Pre-Approval
A pre-qualification is based on the financial information that you give to me through a conversation, email and fax. At this point nothing is verified and I am basing the estimated sales price and loan amount on your estimates. The big concept with pre-qualification is that none of the financial information has been verified for accuracy.
A pre-approval is given when I have received proof of income, assets, have pulled a credit report detailing all three credit reporting agencies combined information and, at a minimum, had your information run through the automated underwriting system to obtain an approval (subject to things like an appraisal and preliminary title report). The major difference from the pre-qualification is that the information has been verified and we have an approval from underwriting.
Loan Comparison
Is home a place to hang your hat or is it more? When discussing budget and monthly payment with clients we often have the conversation of what this house if for them. Do you plan to travel the world and spend your money eating out and discovering new things? In this instance, your home is maybe a place you keep your things or “hang your hat”. Are you a homebody that enjoys working in the yard and cuddling up on the couch to watch a movie? Do you want your home to be your everything? Where on this spectrum are you? Most clients are somewhere in the middle as we often discover it is nice to have an oasis to come home to after a long day and a stressful commute, but this answer is different for everyone.
